  • Must electronically sign an additional Rental Agreement Terms and Conditions and any Neighborhood Rules sent by Host (property manager) or entry information cannot be sent.
  • Must be at least 25 years old to reserve. The person reserving must sign the agreement and be one of the persons staying in the property for the reserved dates.

Property Access

  • Guests have access to the single car garage.
  • Guests do not have access to the locked off portion of the Sportsman's Lodge, the Fitness Center, or the Wine & Cigar Bar. These areas are for member use only.

Policies and Rules

  • No smoking inside the home.
  • No parties or gatherings above the posted occupancy allowed at any time. Keep outside noise respectable.
  • No events allowed.
  • Minimum age: 25 years.
  • Children allowed.
  • Do not leave food or trash outside as it could attract animals. All trash must be bagged and placed in the trash receptacle indicated in the Welcome Book inside the house or your digital guidebook.
  • Guests are not allowed to bring their own ATV. Secure an ATV rental while staying in The Lodges at Eagles Nest. Ask for additional details.
  • Rustic and Modern Cedar Rock Townhomes can be rented together to sleep a total of 24 guests.
  • Guests must supply their own sports equipment for use on the ball fields and sports courts.

Pets

  • This home allows up to 4 mature, well-trained dogs with an additional pet rent of $25 per pet per night plus tax. Pets other than dogs are not permitted.

Fees and Payments

  • All rentals at The Lodges at Eagles Nest are subject to a $50 - $200 amenity access fee in order to maintain the facilities and features that guests have access to.
  • Eagles Nest Winery day passes are available onsite for $25.00 each. HOURS: Thur & Fri 4p-10p. Sat & Sun 1p-7p. All visitors at the winery must be 16 years or older. This is strictly enforced.
  • Firewood may be purchased at the time of booking, or by calling us with a week's notice. You receive two wrapped, kiln-dried bundles and a firestarter for $25 plus tax.
  • The Lodges at Eagles Nest offers a series of concerts open to all guests but there may be an admission fee for each person and cash bar for food and drinks.
  • CANCELLATION POLICY: Bookings canceled with a 15+ day notice will receive a refund of the deposit. Bookings canceled between 8-14 days before arrival will receive a refund of half of their reservation payments. Bookings canceled within 7 days of arrival are not entitled to a refund unless the reservation dates are rebooked to another guest. All bookings are subject to a $50 cancellation fee.

Utilities and Amenities Access

  • All BRMR homes offer well-stocked kitchens with cooking basics and utensils needed to cook meals.
  • A starter set of paper products is provided: a roll of toilet paper per bath, several garbage bags, a small vial of dishwashing liquid, a few tablets of dishwasher detergent, some laundry pods, a roll of paper towels, hand soap, shampoo, conditioner, body wash, and some makeup remover cloths. There are enough of these items for one night, or maybe two.
  • Towels and bed linens are provided.
  • Hair dryers are provided.
  • High-speed internet is available; however, some areas of travel may not have cell reception.
  • Guests must supply their own sports equipment for use on the ball fields and sports courts.
  • Some amenities at The Lodges at Eagles Nest are seasonal and/or subject to certain hours of operation.
  • The property includes: stove, oven, dishwasher, clothes washing machine, clothes dryer, pool table, climate control, toaster, and ice-maker.

Safety and Emergency Information

  • 4WD/AWD and/or chains are recommended during winter (Nov-March). Travelers visiting during the winter months where inclement weather may be possible should come prepared with an AWD or 4WD vehicle, and chains may also be required if it snows. No refunds, allowances, or date changes will be given to travelers who are not prepared with the proper vehicle, as outlined in the Rental Agreement.
  • The main roads are plowed in winter, but 4WD or AWD vehicles are required November-March, and chains may also be necessary to access all properties in winter months.
  • Smoke alarms and carbon monoxide detectors are provided.
  • Eagles Nest is an up-and-coming community, with construction currently going on in several of its neighborhoods. Construction noises may be heard 7am-7pm Monday through Saturday.
